Collier Industrial Estates MAGISTERIAL DISTRICT: Stonewall ADJACENT LAND USE AND ZONING: Open space and industrial land use, and M-1 and M-2 zoning. PROPOSED USE AND IMPROVEMENTS: Construct a 53,760 square foot addition to an existing electronic instrumentation manufacturing facility, with required site improvements. REVIEW EVALUATIONS: Inspections Department - All structures to be built in compliance with the Virginia Uniform Statewide Building Code. Highway Department - Everything appears to be within our minimum requirements and the permit application has been applied for. Clearbrook Fire Company - Fire hydrant spacing should meet NFPA recommendations. Sanitation Department - No comment. Planning and Zoning - Three additional hydrants should be placed around the structure to make all points on the building within 300 feet of a hydrant. Exact location can be determined upon consultation with the fire companies. STAFF RECOMMENDATIONS: Approval, with additional hydrants as required by the Administrator. See Point 2 2. With the construction of the new addition, we will completely revise the layout of our operations. The attached schedule shows the operations which will be located in the existing factory area and in the new addition. 3. $2,400,000 4. We estimate that by the end of 1986, we will hire an additional 68 employees as a result of increasing business necessitating additional factory space. Box 808 Winchester, Va. 22601 Dear Jim; This letter is to confirm our telephone conversation of this date concerning the possible need to use industrial access funding to finance a portion of the railroad crossing improvements on Brooke Road in conjunction with other improvements at the Brooke Road-Rt. 11-Brick Kiln Road intersection. Mr. Bushman of VDH&T has stated that the new addition to VDO could be used as the industrial project which is necessary in order to apply for these funds, if necessary. In order to apply, I must have a letter on VDO letterhead stating the following information: 1. A description of the articles to be manufactured in the new addition. 2. The exact usage of the building. If there is to be a combination of uses ie. offices and manufacturing, an approximate percentage breakdown of the area devoted to each use. 3. The approximate capital outlay involved in the addition. 4. The estimated number of new employees as a result of the new addition. If sufficient funding can be found from other sources, there may not be the need to use the industrial access funds. In order to avoid delay, however, VDH&T is trying to cover all bases at the beginning in order to expedite actual construction of the project.
