10.33 Acres, Zoned M-1 (Industrial Limited)
LOCATION: East side of Baker Lane, north of the intersection with Fort Collier
Road.
MAGISTERIAL DISTRICT: Stonewall
ADJACENT LAND USE AND ZONING: Open space, residential, and industrial land use
and RP and M-1 Zoning
PROPOSED USE AND IMPROVEMENTS: Construct a 34,800 square foot manufacturing
facility for plastics fabrication with required site improvements.
REVIEW EVALUATIONS:
Inspections Department -All structures to be built in conformance with the
Virginia Uniform Statewide Building Code.
Highway Department - It appears everything is within our minimum
requirements; however, there may be some minor changes necessary when the
permit is applied for.
Greenwood Fire Company - No Comment.
Sanitation Department - Water and sewer service will be available to the lot
when lines serving lots are substantially complete. Lines are currently
under construction.
Planning and Zoning - Relocation of the existing hydrant and/or the
installation of an additional hydrant is necessary to place all portions of
the building within 300' of a hydrant. Final location can be determined upon
consultation with the fire company. The parking lot should be reversed to
place the travel lane adjacent to the building for use as a fire lane. Site
plan assumes no more than 36 employees on the maximum shift.
STAFF RECOMMENDATIONS: Approval, with the recommendations listed under Planning
and Zoning.
