This letter is to confirm the Frederick County Planning Commission's action at
their meeting of June 19, 1985:
Approval of Site Plan #016-85 of McElroy Metal, Inc. to construct a 25,200 square
foot manufacturing facility with required site improvements and the addition of
one fire hydrant to be installed after the extension of McGhee Road in the
Stonewall Industrial Park, Stonewall Magisterial District.

LOCATION: McGhee Road in the Stonewall Industrial Park
MAGISTERIAL DISTRICT: Stonewall
ADJACENT LAND USE AND ZONING: Industrial and open space land use and M-1 Zoning.
PROPOSED USE AND IMPROVEMENTS: Construct a 25,200 square foot manufacturing
facility, with required site improvements.
REVIEW EVALUATIONS:
Inspections Department - All structures must be built in compliance with the
Virginia Uniform Statewide Building Code and referenced standards.
Highway Department - Everything appears satisfactory and will be acceptable
if constructed accordingly.
Clearbrook Fire Company - No comment.
Sanitation Department - Satisfactory.
Planning and Zoning - The proposed facility will roll -form metal components
for metal buildings; site design is satisfactory for no more than 45
employees on a shift; an additional fire hydrant should be placed to the west
of the building in order for all portions of the building to be within 300'
of a hydrant, as per NFPA recommendations. This can be done at the time of
extension of utilities along McGhee Road. Utility design and road profiles
have been previously approved by the Commission.

Water and sewer is available. Existing hydrant is greater than 300 feet from
north end of building.
Water line is proposed to be extended along right way on northwest side of
building. An agreement should be made that when extended a hydrant will be
installed at the north west entrance to lot.
