Adjoining property zoning and present use: B-2 - business uses, service stations and shopping center 5. Proposed uses: Auto fuel and oil sales and retail convenience shop. 6. Box 5410 Springfield, Virginia 22150 Dear Mr. Upenieks: This letter is to confirm the Frederick County Planning Commission's action at their meeting of November 6, 1985: Approval of Site Plan #030-85 of Exxon Company, U.S.A. for an automobile fuel and oil sales and convenience shop, with required improvements as per enclosed site plan, on the South side of Millwood Pike (US Route 50) immediately east of I-81 in the Shawnee Magisterial District. MAGISTERIAL DISTRICT: Shawnee ADJACENT LAND USE AND ZONING: Commercial land use and B-2 Zoning. PROPOSED USE AND IMPROVEMENTS: Automobile fuel and oil sales and convenience shop with required site improvements. REVIEW EVALUATIONS: Inspections Department - Proposed structures to be built in compliance with the Virginia Uniform Statewide Building Code and other applicable standards for the intended use. City of Winchester - We suggest use of existing sanitary sewer service (marked on plans). Greenwood Fire Company - We will need a fire hydrant on the south side (west side of the proposed entrance from the mall parking lot) near the water man- hole cover on the plan. Other than this, the plan looks good. VA. Dept. of Highways - Everything appears satisfactory with the exception of the center isle and curbing, which will have to be extended to the property line. A permit must be applied for and approved before any work is done on the State's right-of-way. Planning and Zoning - No objections; meets the requirements. STAFF RECOMMENDATIONS: Approval.
