LOCATION: Fort Collier Industrial Park, immediately northeast of the existing
Carter Automotive Facility.
MAGISTERIAL DISTRICT: Stonewall
ADJACENT LAND USE AND ZONING: Open space and industrial land use and M-1 Zoning.
PROPOSED USE AND IMPROVEMENTS: Construct a 51,200 square foot warehouse facility
and required site improvements.
REVIEW EVALUATIONS:
Inspections Department - Proposed building to meet requirements of the
Virginia Uniform Statewide Building Code and applicable referenced
standards.
Clearbrook Fire Company - Satisfactory.
Sanitation Authority - Sewer and water service is available. Valves are to
be installed as shown on the site plan.
Planning and Zoning - Access is to be through the existing entrance and site
off Brooke Road; no full-time employees in the structure; new hydrant must be
moved within 50 feet of the siamese fire connection; entire structure to be
sprinkled; stormwater runoff is to the north onto large acreages of vacant
industrial land and, therefore, detention is through natural means.
STAFF RECOMMENDATIONS: Approval.

This letter is to confirm the Frederick County Planning Commission's action at
their meeting of October 2, 1985:
Approval of Site Plan #028-85 of Howard Shockey and Sons to construct a 51,200
square foot warehouse facility and required site improvements located at Fort
Collier Industrial Park, immediately northeast of the existing Carter Automotive
Facility in the Stonewall Magisterial District. If this structure is used for
anything other than a warehouse, that use must be approved by the Frederick
County Planning Commission.
If you have any questions regarding your site plan, please do not hesitate to

Dear Bob:
In accordance with our discussion at the jobsite this date, this is
to advise that the maximum number of employees working at the warehouse
will be two (2). The three parking spaces provided should be sufficient
and does conform to the Frederick County Zoning Ordinances. Should the
number of employees increase, we will provide additional parking as
required.
