MAGISTERIAL DISTRICT: Shawnee ADJACENT LAND USE AND ZONING: Commercial land use and B-2 zoning. PROPOSED USE AND IMPROVEMENTS: Office building REVIEW EVALUATIONS: Inspections Department - Proposed building to be designed and built in accordance with the Virginia Uniform Statewide Building Code, American National Standard for Making Buildings and Facilities Accessible to and useable by Physically Handicapped People, ANSI 117.1-1980, and other applicable standards. Greenwood Fire Company - If existing water mains are large enough to handle this added fire load, we have no problem with this plan. City of Winchester - 1) Water and sewer is available to proposed building in accord with City policy. 2) Details as to tap location and meter setting need to be reviewed. 3) If proposed building is on separate lot from restaurant, then water and sewer connection location must be changed; but service will stall be available. Highway Department - Satisfactory. The proposed entrances should conform to our book of standards of the CG-9D entrance. Planning and Zoning - Meets the requirements of the ordinance. Box 601 Winchester, VA 22601 Dear Mr. Watkins: ROUSS CITY HALL 22601 The City has received a request from H & W Construction Company for providing water and sewer to a proposed office building located on U.S. Route 522 just south of U.S. Route 50. The City mains are available to provide this service in accordance with existing city policy; however, the service from a main would result in disturbance of pavement in an existing street. The easiest way to serve this office complex would be from an existing service serving Fritter's Restaurant. This would necessitate the dedication of services as mains. The purpose of this letter is to request the County to allow the City to accept the lines marked in red on the enclosed plat as mains. The effects of this dedication would be as follows: ® The marked service is sized sufficiently to provide water and sewer service to both businesses. ® By accepting the service as mains, minimal land disturbance will take place in connection with the office complex. m Acceptance of service and mains will result in no future connection other than what is presently proposed. • By accepting the services as mains, the City accepts responsibility for maintenance; and, this is particularly important as it relates to the fire hydrant located on Fritter's property. It is anticipated the City will act on this request at the August 12 Council Meeting. Said action to be contingent on written approval by Frederick County.
