Box 848 Winchester, Virginia 22601 Dear Mr. Mitchell: The Site Plan for Roadway Trucking has been reviewed and the recommendations are as follows: Virginia Department of Highways and Transportation 1. The portion of the entrance on State right-of-way is to be 8" of well -compacted crushed aggregate with 4" plant mix. 2. Exterior radius of entrance and exit to be a 50 foot minimum to provide adequate space for the tracking of the rear wheels of a tractor -trailer. 3. At the time of permit application, it will be deter- mined if culverts are required at entrances. Department of Public Works 1. Drainage calculations and detention ponds will retain storm water below pre -development runoff rates. 2. Move fuel tank back approximately 80'. 3. Recommend additional curb and gutter as marked around detention ponds. 4. Reflect 95% compaction on all subgrades, structural fills and trenches going across parking lot. 5. Show typical section of trenches to cross parking lot. 6. Screening should be adequate on both sides. 703/662-4532 etio ow-�O -2- Planning 1. Require typical section to reflect screening. Screening should be two staggered rows of White Pines (minimum 4' height), offset five feet between, and ten foot centers (possible alternative could be five foot earth berm with trees on top at ten foot centers.) Screening required on east and west property lines. Landscaping to be provided along north portion of property. 2. Require a typical section to reflect lighting locations and type of method used to direct lighting away from all adjacent properties. 3. Fueling area should be moved toward rear of property. I would like to suggest that you contact Roadway athese recommendations asepossible to arrange a meeting with the staff t so that there will be a minimum of confusion at the time of the public hearing.
