LOCATION: The intersection of Route 656 (Greenwood Road) and Route 659 in the
Shawnee Magisterial District
MAGISTERIAL DISTRICT: Shawnee
ADJACENT LAND USE AND ZONING: Residences and vacant land zoned RP (Residential
Performance), and agricultural and vacant land zoned A-2 (Agricultural General)
PROPOSED USE AND IMPROVEMENTS: Single-family residential dwellings
REVIEW EVALUATIONS:
Transportation Department - No objection to rezoning.
Sanitation Authority - Water and sewer facilities are available to the
property and are adequate for the proposed zoning.
Greenwood Fire Company - The Greenwood Volunteer Fire Company has no problem
with the rezoning of this property.
Inspections Department - This rezoning request shall comply to Section 309.0,
Use Group R, of the BOCA Basic National Building Code.
Planning and Zoning - The site is located across Greenwood Road (Route 656)
from land zoned RP and designated as an urban development area in the
Comprehensive Plan. Sewer and water facilities are available to the site.
The site does not contain substantial areas of prime agricultural soils. The
site does contain areas of floodplain and steep slopes along Abrams Creek and
its tributaries. However, it also contains substantial areas of relatively
level land, suitable for development.
Using a typical gross density for RP of three units per acre and standard
sources, when fully developed the site could contain 460 dwellings and could
generate over 3,000 daily trips. Route 656 is on the Six -Year Road

Because of the location of the site in relation to existing RP acres and
sewer and water facilities, suburban residential development appears to be
the most appropriate use for this site.
STAFF RECOMMENDATIONS: Approval.
