However, they were changed several years ago by county authorities.

from A-2 (Agricultural General)
to RP (Residential Performance)
LOCATION: 1/2 mile east of I-81 on Route 7, just east of Shenandoah Hills
Development, facing on Route 656 and Route 7
MAGISTERIAL DISTRICT: Shawnee
ADJACENT LAND USE AND ZONING: Residential, agricultural, and vacant land zoned
A-2 Agricultural General
PROPOSED USE AND IMPROVEMENTS: Residential homes
REVIEW EVALUATIONS:
Transportation Department - No objection to rezoning.
Health Department - No objection as long as connection made to central water
and sewer.
Sanitation Authority - Adequate water facilities are available on Valley Mill
Road and Route 7. Sewer facilities will be available when the Opequon Water
Reclamation Facility is in operation.
Greenwood Fire Company - The Greenwood Volunteer Fire Company has no problem
with the rezoning of this property.
Inspections Department - This request for rezoning shall comply to Section
309.0, Use Group R - Residential Buildings, of the BOCA Basic National
Building Code 1984.
Planning and Zoning - The land is across Greenwood Road (Route 656) from land
zoned RP and designated as an urban development area in the Comprehensive
Plan. Sewer and water facilities will be available early in 1988 when the
Regional Wastewater Facility is in operation.
REZONING REQUEST #023-87
Wilkins Development Corporation
The site does not contain prime agricultural soils. Some areas of steep
slopes and floodplain are located along Ash Hollow Run. However, the site
also contains substantial areas of relatively level land, suitable for
development.
Using a typical gross density for RP of three units per acre, and standard
sources, when fully developed, the site could contain 320 dwellings and could
generate an average of over 3,000 daily trips. Route 656 is on the Six -Year
Road Improvement Plan.
Because of the location of the site in relation to existing RP areas and
sewer and water facilities, suburan residential development appears to be the
most appropriate use for this site.
STAFF RECOMMENDATIONS: Approval.
PLANNING COMMISSION RECOMMENDATIONS: Unanimous approval.

parcel of land for sale at public auction in front of the Frederick County
