residential dwellings. This property is located on the east side of Route 656
(Greenwood Road) in the Shawnee Magisterial District.

LOCATION: East side of Route 656 (Greenwood Road)
MAGISTERIAL DISTRICT: Shawnee
ADJACENT LAND USE AND ZONING: Residential, open space, and farmland; RP (Residential
Performance) and A-2 (Agricultural General) Zoning.
PROPOSED USE AND IMPROVEMENTS: Residential dwellings
REVIEW EVALUATIONS:
Department of Transportation - No objection to rezoning; however, an entrance
permit must be applied for and approved before doing any work on the State's
right-of-way.
Health Department - No objection as long as central sewer and water service is
provided. Soil generally not suitable for subsurface systems.
Sanitation Authority - Sewer service is available at the site and water is
available at the Greenwood Fire Hall.
Greenwood Fire Company - No objection.
Inspections Department - No comment.
Planning and Zoning - The site is located across Greenwood Road (Route 656)
from land zoned RP and designated as an urban development area in the
Comprehensive Plan. A sewer line runs through the site and water service is
available.

Winslow Rezoning
The site is relatively level and does not contain prime agricultural soils.
Using a typical gross density for RP of three units per acre and standard
sources, when fully developed the site could contain 150 single-family
dwellings and could generate approximately 1,500 trips. Route 656 is on the
Six -Year Road Improvement Plan.
Because of the location of the site in relation to existing RP areas and
sewer and water facilities, suburban residential development appears to be
the most appropriate use.
STAFF RECOMMENDATIONS: Approval.
PLANNING COMMISSION RECOMMENDATIONS: Unanimous approval.

THIS DEED made and dated this 16th day of August, 1973, by and
between Donald H. Ebersole and Alice•H. Ebersole, his wife, and Bettie E.
Winslow and W. Jesse Winslow, her,husband, all parties of the first part,
and Bettie E. Winslow, party of the second part.
WHEREAS, the late Clinton Ebersole died intestate on the 13th day
of October, 1972, survived by two (2) children, who constitute all of his
heirs and distributees at law, viz, Donald H. Ebersole and Bettie E. Winslow,
and
WHEREAS, at the time of his death the said Clinton Ebersole was
seized and possessed of a certain tract or parcel of land, containing 101.06
acres, more or less, lying and being situate on the Southeastern side of
Virginia State Secondary Highway No; 656, commonly known as the Greenwood
Road, about three miles East of Winchester, in Shawnee District, Frederick
County, VirgLnia, and being the same land that was conveyed to said Clinton
Ebersole and his late wife, Corrine E. Ebersole; with common law right of
survivorship, by Tillie Brown, et al, by deed dated September 23, 1950,, and
of record in the Clerks Office of the Ciucuit Court of Frederick County,
VirgLnia, in Deed Book,No. 216, page 440,•and which 'upon the death of said
Corrine E. Ebersole on the 13th day•of .Julyi''1970,'.vested in her surviving.
