McCormack Rezone 5.00 acres from M-1 (Industrial Limited) to A-2 (Agricultural General) LOCATION: Route 11 North, approximately two miles north of Clearbrook MAGISTERIAL DISTRICT: Stonewall ADJACENT LAND USE AND ZONING: Industrial use and vacant land zoned M-1 (Light Industrial) and vacant and residential land zoned A-2 (Agricultural General). PROPOSED USE AND IMPROVEMENTS: residential dwelling REVIEW EVALUATIONS: VA Dept. of Highways & Transportation - No objection to rezoning. Health Department - No objection, subject to owner complying with Health Regulations. An application, fee, and site plan will need to be filed for this office to evaluate soil condition. Planning and Zoning - This rezoning will simply readjust the zoning boundary between a small industrial area and land zoned A-2. There will be less land zoned for industry. Because of M-1 buffer requirements, the residential use of the land in question may limit potential industrial expansion on neighboring sites. However, the staff would expect no negative impacts and has no objections.
