PROPOSED USE AND IMPROVEMENTS: Retail and wholesale building supplies sales REVIEW EVALUATIONS: VA Dept. of Highways & Transportation - No objection to rezoning. Health Department - No objection to maximum of 10 occupants/employees. Request immediate connection to central sewer when available, due to poor soil conditions for subsurface sewage disposal on property. Present sewage system installed on June 22, 1966. Greenwood Fire Company - Water should be made available for fire protection. The requirements of the Fire Code should be met. Inspections Department - Proposed addition to be designed and built in accordance with the Virginia Uniform Statewide Building Code and applicable referenced standards for the intended use. Planning and Zoning - The site is a vacant industrial parcel with an 8,000 square foot building and a 15,000 square foot building. The parcel is the former Roadway site and has an existing entrance onto Route 522. The proposed rezoning from M-2 to B-3 would greatly limit the allowed uses on the site. Under B-3 zoning, warehouses, wholesale businesses, construction material supply uses, motor vehicle sales and/or service, and a few other limited uses would be allowed. The full range of M-2 zoning would no longer be allowed. After such a rezoning, no industrially zoned land would remain along the eastern side of Route 522 South. Page 2 WORCO Rezoning The only significant impact that could be expected would be an increase in traffic entering and exiting the site, due to the more retail nature of B-3 uses. There needs to be some concern for the adequacy of sight distances at the entrance to Route 522. The rezoning would limit other possible impacts by greatly reducing allowed uses.
