This letter is to confirm the Frederick County Planning Commission's action at
their meeting of May 18, 1988:
Approval of Site Plan #013-88 of Winchester -Frederick County Industrial
Development Corporation, 11.369 acres - Parcel C, zoned M-1, for a manufacturing
plant with required access and parking, located at the intersection of VA State
Route 37 and Route 651, in the Back Creek Magisterial District.

Water and sewer mains have to be extended and R/W's provided. The
existing water and sewer mains have been tested and approved, however, the
lift station has not been checked out, nor accepted. The detention basin
is required for protection from flooding, which has already occurred. This
is required refore any part of the system may be placed in service. $ $

MAGISTERIAL DISTRICT: Back Creek
ADJACENT LAND USE AND ZONING: Vacant and agricultural land uses, and M-1
(Industrial Limited) and A-2 (Agricultural General) zoning
PROPOSED USE AND IMPROVEMENTS: Manufacturing plant with required access and
parking
REVIEW EVALUATIONS:
Transportation Department - No objection to site plan, however, entrance to
development will be required to meet the Virginia Department of
Transportation's standards prior to accepting Access Road "A" and "B" into
the Virginia Department of Transportation secondary road systems.
Sanitation Authority - This area is serviced by the City.
Stephens City Fire Company - Shall comply with Chapter 10 of the Frederick
County Code as a minimum.
Planning and Zoning - This proposed use is acceptable in the M-1 zoning of
the Winchester -Frederick County I.D.C. All planning, zoning, site planning,
and parking standards have been met. The Planning staff has no objection to
the approval of this site plan. This plan is drawn in conformance with the
approved preliminary master plan.
STAFF RECOMMENDATIONS: Approval.
