Approval of Site Plan #016-83 of Dennis L. Ridings for a welding and
steel fabrication shop on Route 277, east of Stephens City and zoned
M-1 (Light Industrial) in the Opequon Magisterial District. -

MAGISTERIAL DISTRICT: Opequon
ADJACENT LAND USE AND ZONING: Agricultural and residential land use
and agricultural zoning.
PROPOSED USE AND IMPROVEMENTS: Welding shop and steel fabrication.
REVIEW EVALUATIONS:
Virginia Dept. of Highways and Transportation - The existing
entrance must be upgraded to a standard commercial entrance.
Department of Inspections - Any future additions shall conform
to the Uniform Statewide Building Code.
Planning and Zoning - The Commission should discuss the amount
of traffic to be generated and consider the paving of that
portion of the entrance road which is adjacent to the residence
to the west of the entrance.
STAFF RECOMMENDATION: Approval, with additional paving as necessary.

This is with reference to Mr. Dennis Ridings commerical development
along Rte. 277 in Frederick County.
In review of the submitted site plan, Mr. Ridings proposes to utilize
an existing private drive for commercial purposes. We recommend that
the existing driveway entrance be modified for the intended commercial
usage and a permit be applied for prior to performing any work on the
State's right of way.
