Ridings Zoned M-1 (Light Industrial) C6-1 LOCATION: Route 277, east of Stephens City 0-2- MAGISTERIAL DISTRICT: Opequon ADJACENT LAND USE AND ZONING: Agricultural and residential land use and agricultural zoning. PROPOSED USE AND IMPROVEMENTS: Welding shop and steel fabrication. REVIEW EVALUATIONS: Virginia Dept. of Highways and Transportation - The existing entrance must be upgraded to a standard commercial entrance. Department of Inspections - Any future additions shall conform to the Uniform Statewide Building Code. Planning and Zoning - The Commission should discuss the amount of traffic to be generated and consider the paving of that portion of the entrance road which is adjacent to the residence to the west of the entrance.
