PROPOSED USE AND IMPROVEMENTS: Construction of a 21,000 square foot building and required parking for warehousing and office space. REVIEW EVALUATIONS: Virginia Dept. of Highways and Transportation - Submittal of permit application for standard commercial entrance. Department of Inspections - No objection. Proposed building must be built according to 1981 Virginia Uniform Building, Electrical, Mechanical, and Plumbing Codes under a permit. The building will be considered Group S (Storage) if to be used as a warehouse. Clearbrook Fire Company - No comment Sanitation Authority - Water and sewer service is available on site. Developer will have to fill a new easement for the water line and the Authority agrees to vacate existing easement. Planning and Zoning - A physical barrier should be placed on the site to prevent access to Smithfield Avenue extended for all but emergency vehicles; parking based on maximum of 36 employees on maximum shift; if the third structure is built as shown, site will exceed the 50o coverage ratio, this development does not exceed this requirement at this time, however.
