Russell, widow, hereinafter referred to as party of the first part, and Lanny Eugene Snyder, hereinafter referred to as party of the second part; WI"I-NI;SSET11: That for and in consideration Of the sum of Ten Dollars ($10.00) and other good and valuable considerations, the receipt of all of which is hereby acknowledged, the party of the first part does hereby grant, bar- gain, sell and convey with general warranty of title unto tilt party of the second part the following described property: All that certain lot of land, together with all improvements thereon and appurtenances and privileges thereunto belong- ing, located on the western side of Paper Mill RoAd, Route 644, in F rederick County, Virginia, containing 1 acre as shown on the attached plat of survey by Lce A. Ehcrt, Certified Land Surveyor, dated November 23, 1971, subject to a right-of-way over Caldwell Lane as shown on the said plat of survey; this being a part of the same property acquired by John C. Russell and Nannic 11. Russell, as joint tenants with right of survivorship, by Deed dated January 19, 1949 of record in the Office of the Circuit Court of Frederick County, Virginia, in Deed Book 208 at Page 298, the said John C. Russell having died on November 13, 1970 and the said Nannic Il. Russell having survived him. The aforesaid plat of survey by Ice A. Ebert, Certified Land Surveyor, dated November 23, 1971, with variance granted by C. E. Bass, Administrator, is attached hereto and made a part hereof, being incorporated herein by reference, and reference is lure made to the Aforesaid plat of survey and deed and the references therein contained for a more particular description of the property hereby conveyed.
