ECONOMIC IMPACT STUDY In accordance with the rezoning policies of the Frederick County Planning Commission, the following facts are submitted for assistance in granting a re- zoning of 106 acres in Frederick County, Virginia from A-2 to M-1 for the "Winchester Air Park". Description 106 Acres, more or less, located at the inter- section of U.S. Route 50 and Route 728 and adjacent to the Winchester Municipal Airport. Improvements consist of a small farmhouse, barn and pond located at the northeast corner of the property. Purpose of Rezoning To subdivide into tracts of approximately 20 acres in area for light to medium industrial use. Population Increase It is anticipated that there would be a gradual increase in population as industrial firms locate their facilities at this site and offer employment opportunities. Taxes As industrial firms locate at this site, it is anticipated that their buildings and other improvements will increase the value of the property, thus increasing the tax base of Frederick County, Virginia. Airport Use Due to the proximity of the property to the Winchester Municipal Airport, it is anticipated that many industries would use the airport both for air freight and for fast and convenient access to their sites for inspections, business meetings, etc.
