The above tract of land, located on the North side of State
Highway No. 277 about three miles East of Stephens City and situate
in Opequon Magisterial District, Frederick County, Virginia, is
bounded as follows:
Beginning at (1) a metal fence post on the North side of State2??
Highway No. 277 and corner to Onken; thence with State Highway No.
N $3 deg. 30 min. 49 sec. W 123.20 feet to (2) an iron peg; thence
with a curve to the right the sub chord bearin and distance beano
N 79 deg. 30 min. 56 sec. W 135.70 feet to (3) an iron peg on the
North side of State Highway No. 277 and corner to Riley; thence with
Riley N 25 deg. 45 min. 0$ sec. E 523.78 feet to (4) an iron peg;
thence with a new division line through the land of Mason S 65 deg.
30 min. 00 sec. E 283.91 feet to (5) an iron peg in Onken's line;
thence with Onken S 30 deg. 22 min. 0$ sec. W 455.08 feet to the
point of beginning, containing 2.975 acres more or less.
The center of a 20 ft. right-of-way shown above is described as
follows:
Beginning at (A) a point on the North side of State Highway
No. 277, said point being 105.10 feet Northwest of a metal post at
the Southwest corner of the land of Onken; thence with the center of
the 20 ft. ri ht-of-way for the following two courses: N 1$ deg. 10 min.
3: sec. E 295.08 feet to (B); thence N 24 deg. 30 min. 00 sec. E

Dear Sir;
As part of my Bequest for rezoning a parcel of land on the
north side of Route 277 2.5 miles east of Stephens Citv, I ar,
subiiittin7 this letter to inform you of the impaet this rezoning
have on future county planning.

Land area is 2.975 acres.
Improverents eensist of:
Well and septic system.
1, ?00 square feet garage-t7yre cinder block building.
One trailer hook-up currently occupied by a house
trailer.
Pror,osed Use
As an asserbly shop for an air conditioning contractor now
corn-pleting jobs in residential housing nearby.
Residential Develonn,ent
None. `the rrorosed rezoning is for business or comr-+ercigl
use. No dwellings are proposed to be added to this site.

Trorosed use does not require additional sewer and water
facilities and will not increase the use of existing facilities.

No increase runless some of contractor's employees should.

hir;her personal property tax on equipment, and a possible business
tax on the operation itself.
