This letter is to confirm the Frederick County Planning Commission's action
at their meeting of September 17, 1986:
Approval of Site Plan #027-86 of Quik Lube to construct a Quik Lube vehicle
service facilities and accessory parking, located on the west side of Route
11 South, 1/2 mile south of Route 37, in the Back Creek Magisterial
District.

LOCATION: West side of Route 11 South, 1/2 mile south of Route 37.
MAGISTERIAL DISTRICT: Back Creek
ADJACENT LAND USE AND ZONING: New Air Freight and vacant land zoned M-1, and
vacant land zoned B-3.
PROPOSED USE AND IMPROVEMENTS: Quik Lube vehicle service facilities and accessory
parking.
REVIEW EVALUATIONS:
Highway Department - See attached letter.
Sanitation Authority - Approved for water and sewer.
Inspections Department - Proposed building to be designed and built in
accordance with the Virginia Uniform Statewide Building Code and applicable
referenced standards.
Stephens City Fire Company - Shall comply with Chapter 10, Article 2, of the
Frederick County Code.
Planning and Zoning - No objection. All applicable standards have been met.
All VDH&T comments have been added to this plan.

Frederick County
This is in response to the preliminary site plan furnished to us. I am
returning the sheet showing notations marked in red of the additional require-
ments. You will note the concrete curbing is to be set 8' from the edge of
pavement and extended to the property line on the north side. The plans
did not make any provisions for the drainage surface water. A 15" culvert
pipe will be required under the entrance way. The entrance must slope away
from the edge of pavement at the rate of of 3/4" per foot for 81. The
concrete curbing must be Standard CG-7 Curbing as this area is posted more
than 45 m.p.h.
When the revised plans have been prepared, please resubmit for our review
and further consideration.
