LOCATION: On Route 277, east of Route 641, adjacent to Fredericktowne.
MAGISTERIAL DISTRICT: Opequon
ADJACENT LAND USE AND ZONING: Residences and vacant land zoned RP (Residential
Performance)
PROPOSED USE AND IMPROVEMENTS: 137 townhouse dwellings
REVIEW EVALUATIONS:
Highway Department - The proposed entrances are substandard. We would
require a minimum of a 30' entrance with 8" of crushed stone, Type 21-A, plus
a prime and double seal with 20' radii on both sides of proposed entrance.
The entrance should be constructed to slope away from the edge of pavement at
the rate of 3/4" per foot for 8'. It is recommended that at least two
parking spaces per unit be provided. A permit must be applied for and
approved before doing any work on the State's right -of -way.
Sanitation Authority - Approved for water and sewer.
Inspections Department - Townhouses to be designed and constructed in
accordance with the Virginia Uniform Statewide Building Code and applicable
referenced standards for the intended use.
Greenwood Fire Company - Shall comply with Chapter 10 of the Frederick County
Code, with special attention to ARticle II, Section 2-3-5.2.
Planning and Zoning - Satisfactory. This plan was designed under the former
R-3 zoning requirements and meets all applicable codes.
STAFF RECOMMENDATIONS: Approval, all VDH&T requirements have been noted on the
plan.

The following comments are made from a review of the revised
preliminary plat of the referenced development dated April 1986:
Install fire hydrants between entrances to lots 1-24; at
cul-de-sac in front of lot 95; and in front of lot 44.
Replace cleanout with manhole at lot 16.
Remove connections to main from lots 137, 24, and 49.
Install water line between lots 48 and 49.
Install blow -off on ends of 4" lines at lots 137,
24, 32, 33, and 41.

These comments should be incorporated into the final plans. Further-
more, please note 8" laterals from existing manholes have been plugged
with grout because of infiltration. Therefore, new laterals should be
installed from the existing manholes.
