PROPOSED USE AND IMPROVEMENTS: Offices and warehouses
REVIEW EVALUATIONS:
Highway Department - This plan has been forwarded to the District Traffic and
Safety Engineer for his review.
Sanitation Authority - Central water and sewer is available to the lot with
adequate capacity at present to serve the proposed use.
Greenwood Fire Company - No objection.
Inspections Department - Building to be designed and built in accordance with
the Virginia Uniform Statewide Building Code and applicable referenced
standards for the intended use.
Planning and Zoning - The use is appropriate for the M-1 Zoning District.
The concept of mini -warehouses with individual offices is not new or unique,
but poses problems in determining parking space and loading requirements.
The staff feels that one space per 300 square feet of floor area and
individual loading space per unit is adequate and meets the off-street
parking/loading requirements. The lot line between Lots 15 and 16 needs to
be removed, otherwise, all dimensional requirements have been met. All VDH&T
comments will have to be addressed. The impervious surface (paving, roof,
etc.) of this site exceeds 50% by approximately 6,000 square feet.
Additionally, storm water retention needs to be addressed.

I just spoke with the property owner - Tom Baker - who advised that BCDS will be installing the fence as discussed with
Candice, Tom and I. The expectation is that the fence will be up by mid January; target is beginning of January but I've
built in a weather delay. So we should see the fence and not the vehicles in due time... Please put this note in the

Dear Robert:
This is a follow-up to our letter to you dated July 10, 1986. Our District
Office advised the proposed curbing should set 10' from the edge of pavement
in lieu of the 81. It is recommended 10" of 21-A with 3 1/2" of B-3 and 165
lbs. of I-2 or S-5 be used in the proposed entrances.

This letter will confirm that on August 20, 1986, the Frederick County
Planning Commission unanimously approved Site Plan #030-86 of Baker Lane
Industrial Park for offices and warehouses. This property is located
at the corner of Baker Lane and Imboden Drive in the Stonewall Magisterial
District.
A building permit must be secured before any further construction. If you
have any questions regarding this matter, please do not hesitate to call
this office.

Storm drainage runoff.
Gentlemen:
When the Baker Lane Industrial Park Subdivision was designed
and approved in 1984, the storm drains, culverts and ditch sections
were designed and built to carry storm flows that would be gene-
rated after the entire subdivision is developed. This design
accounted for a 50% coverage on each lot for developement.
The site plan for lots 15 and 16 proposes 50% coverage, which is
within.the limits of the existing storm drains. The grading of
the lot is designed in such a way that the natural divides are
honored and therefore the existing storm flow patterns remain.
The 11"x18" dri-veway calvert is designed to carry the expected
4.6 CFS that will be generated after completion of the development.
The existing runoff from the site -is 5.27 CFS and the after develop-
ment runoff will be 10.54 CFS.
There is no need what so ever, for a storm water detention on the
site because the entire drainage system for the subdivision has
been designed to carry the storm flow after full development.
Moreover, the proposed development will have negligible effect
on the quantitative runoff pattern,of the drainage shed.

2. A subdivision plat be submitted to remove the lot line between Lots 15 and 16.
3. The impervious surface be reduced by approximately 6,000 square feet or 50% of
