MAGISTERIAL DISTRICT: Stonewall
ADJACENT LAND USE AND ZONING: Vacant land use and M-1 Zoning.
PROPOSED USE AND IMPROVEMENTS: Warehouse
REVIEW EVALUATIONS:
Inspections Department - Proposed structure must meet requirements of the
Virginia Uniform Statewide Building Code and other applicable standards for
the proposed use.
Sanitation Authority - Fire protection will not be provided in accordance
with County Code. All parts of the building are not located within 300 feet
of a fire hydrant. Recommend fire hydrants be installed to meet the
requirements of the Code.
Clearbrook Fire Company - We request a fire hydrant on the west side of the
entrance.
VA. Dept. of Highways - The proposed appears to be within our minimum
requirements. A permit must be applied for and approved before doing any
work on the State's right-of-way.
Planning and Zoning - A fire hydrant must be provided according to the above.
Otherwise, satisfactory.

Dear Mr. Toan:
This letter is to confirm the Frederick County Planning Commission's action at
their meeting of February 5, 1986:
Approval of Site Plan #002-86 of Toan and Associates to construct a warehouse in
the Stonewall Industrial Park, zoned M-1 (Industrial Limited), in the Stonewall
Magisterial District; with the condition that a fire hydrant is to be placed on
the site as per requirements of Chapter 10 of the Frederick County Code.
The site plan must be amended to show these changes before final approval is
given. Please provide an amended plan or contact this office.
If you have any questions regarding your site plan, please do not hesitate to
call this office.

Dear Mr. Toan:
Enclosed is an approved copy of the above -referenced site plan for your records.
This plan has been amended to show the approximate location of fire hydrants on
your site to meet the requirements of the Frederick County Code. I would suggest
that you contact Mr. Wellington Jones of the Sanitation Authority prior to
placement of these hydrants to confirm the required water service line size.
Three hydrants are needed to serve both Phase I and Phase II of your development.
The first hydrant needs to placed approximately 450' off McGhee Drive along the
southeast property line between the Phase I and Phase II buildings. It is the
understanding of this office that you will be responsible for placement of this
hydrant. The second hydrant is required to be placed along McGhee Road
approximately 150' from the entrance to your site and the third hydrant needs to
be placed approximately 450' from McGhee Road along the northwest property line.
Again, it is the understanding of this department that the second and third
hydrants will be installed by the developer of Stonewall Industrial Park, Mr.
Thomas Gilpin. The location of the hydrants at this time are approximate, but are
intended to meet the requirements of the Frederick County Code.
Should you have any questions regarding this matter or should your understanding
of this matter not concur with this office, please feel free to contact this
office.
