Box 368 Winchester, Virginia 22601 Dear Mr. Anderson: This letter is to confirm that the Frederick County Planning Commission approved Site Plan #018-86 of Country Club Pines Apartments on July 2, 1986 for a multi- family apartment housing project on Williamson Road in the Shawnee Magisterial District. Before any excavation or land disturbance is undertaken, a land disturbing permit must be obtained and before construction, a building permit must be obtained. Box 601 Winchester, Virginia 22601 SITE PLAN #018-86 Country Club Pines Apartments 5.62 Acres, Zoned RP (Residential Performance) LOCATION: Williamson Road MAGISTERIAL DISTRICT: Shawnee ADJACENT LAND USE AND ZONING: Residential Land Use and RP (Residential Performance) Zoning. PROPOSED USE AND IMPROVEMENTS: Multi -family apartment housing project. REVIEW EVALUATIONS: Highway Department - On the south of this entrance we would want the proposed curbing to tie into the existing curb and to do this it would be necessary to raise the existing drop inlet to keep from having the hazard location along the roadway. City of Winchester - 1) Sanitary sewer is available to entire parcel as a single sewer service connection (as shown). In technical compliance with City policy with understanding that building units cannot be individually divided and sold. SEWER CONNECTION must be approved by County. 2) Water MAIN must be extended as shown for entire parcel (cannot be phased). Extension requires written approval of COUNTY, and approval of City Council. 3) Will require submittal of information concerning number of apartments and projected water consumption (for entire complex) prior to consideration by Council. 4) County fire companies should comment on adequacy of proposed fire protection. 5) Determination of compliance with City sewer policy and recommendation on water extension contract can be considered on July 1, 1986. Council action could take place on July 8, providing County has approved concept and information in #3 above has been furnished.
