This letter is to confirm that the Frederick County Planning Commission approved
Site Plan #017-86 of Timber Ridge Residential Treatment Center on July 16, 1986
for a vocational science building to be located at the existing campus located on
Route 699 in the Gainesboro Magisterial District.
Before any construction, a building permit must be obtained.

LOCATION: Route 699 (west of Reynolds Store)
MAGISTERIAL DISTRICT: Gainesboro
ADJACENT LAND USE AND ZONING: Agricultural and open space and A-1 (Agricultural
Limited) zoning.
PROPOSED USE AND IMPROVEMENTS: Vocational Science Building School
REVIEW EVALUATIONS:
Highway Department - The proposed entrance does not meet our minimum
commercial entrance standards as shown. A permit must be applied for and
approved before doing any work on the State's right-of-way.
Health Department - No objections. Facility to be connected to the existing
treatment plant.
Reynolds Store Fire Company - Existing dirt road needs to be kept open for
fire truck (if need be) to south and southwest corner of the building.
Existing lake is not marked in contrast to proposed building and whether the
road is passible to the lake.
Inspections Department - Proposed buildings to be designed and built in
accordance with the Virginia Uniform Statewide Building Code and applicable
referenced standards for the intended use.
Planning and Zoning - No objections. Existing dirt road needs to be
designated as a fire lane to school site and lake.
STAFF RECOMMENDATIONS: Approval.
