Our recommendations may be found on the attached plans marked in red and as follows: 1. The entrance is to be constructed with Standard CG-7 Curb & Gutter with 12' offsets from the edge of the Route 11 pavement to the face of gutter plan and 36' tapers. 2. A concrete flume with erosion control stone will be required at the western end of the entrance as noted. 3. A detail and profile of the proposed 3/4" water line service will be required. 4. The existing private entrances on Route 634 are to be either removed, closed off, or "Private Entrance" signs installed. 5. The typical section through the entrance is to be revised as noted. 6. We request the owner dedicate an additional 5' of right-of-way along Route 634 for any future road improvements. Please revise and resubmit four (4) copies for final approval. We did not receive a copy of the VDOT comments, however, I was told by the applicant that VDOT was forwarding their comments to you. 2. I assume that the County will be receiving permits and approvals for the proposed underground gas storage tanks and pump islands. Pump Island location and design have not been provided on the site grading plan and is not a part of our review at this time. If you need some input on this please let me know. DRAINAGE & GRADING 1. The overall drainage area does not appear to be too large, however, the drainage calculations and drainage area delineations were not provided to us for reference during this review. 2. At a glance, it would appear that the 15 inch culvert under the entrance will be adequate. Headwater calculations should have been provided to substantiate this. Grading from the proposed improvements appears to be adequate to ensure proper runoff. It does not appear that an excessive amount of fill is being proposed for this facility which is going to create steep slopes on this project. Portions of the D o�U ENGINEERS parking lot are going to be at greater than 10% ARCHITECTS which I feel can and should be avoided. J SCIENTISTS 4. The fill slope from the parking lot to the property line exceeds a 2 to 1 slope. In some cases, it appears to approach between 1 to 1 and 1.5 to 1. This needs to be reduced. Also, runoff from the parking lot should be directed to a controlled discharge point. 4. On site stormwater management is not provided as a part of this application. It has not yet been established whether the receiving streams in this watershed are subject to flooding problems, however, at first glance this relatively small site may not have a major impact on the overall drainage area. Stormwater management is an area we will be, looking at closely in the near future. It is my opinion that a stormwater detention trench could and should be provided to help relieve any impacts both on runoff quantity and quality onto the Coaley property. EROSION AND SEDIMENTATION CONTROLS 1. There are no controls actually shown on the plan, however, they are indicated in the notes. 2. I feel that there is an erosion problem with the steep fill slope with an uncontrolled runoff from the parking lot surface. This needs to be corrected. 3. Inlet protection at the entrance culvert, a construction entrance, and silt fencing below all the fill areas are required. 0 0 Based on the above, I feel that proposed grading revisions and a proposed stormwater detention trench should be strongly considered.
