Dear Fred: This letter regards the approval of the above mentioned site plan. The revised site plan was submitted to this department on July 5, 1991, and received final approval on July 12, 1991. The revised site plan calls for the addition of forty-six (46) parking spaces for office and manufacturing employees, as well as two (2) handicapped parking spaces. All parking spaces will be concrete paved, and marked appropriately. The access is through the existing Lease Lot #1. With the lots being owned by one owner, access will not be compromised. In the event that the ownership should change, an easement for Lease Lot #2 will be required through Lot #1. A condition placed on this approval should be that if the property is sold as a separate parcel, an access easement will be guaranteed. DRAINAGE 1. The site drainage splits N/W and S/E parallel with the building lines. As the plans are drawn, it appears that the roof run-off will be directed to the rear or N/W. A stormwater detention pond is provided for this portion of the run-off. The Developers Engineer indicates that run-off to the S/E or front of the property will be handled by a detention facility to be completed with the Lease Lot #3 submission. This will accommodate the run- off from the parking area. 2. Site grading appears to adequately accommodate drainage from the site. 3. The discharge pipe from the proposed detention basin to the rear of the site needs to have the proposed invert elevations called out. A profile/section view should be provided with the site plan. A construction entrance is required for this project. I would suggest that one be provided at the Lease Lot #1 parking connection. 2. The run-off area is fairly small and the silt fences as indicated should be adequate. With the inclusion of the items above and the ENGINEERS assurance that if the properties are separated and ARCHITECTS sold off, an access easement will be provided, I see no reason that these plans can not be approved subject SCIENTISTS to final approval of the other agencies.
