Response to Engineering Review Comments
DRAINAGE & GRADING
1. The swale centerline as shown is directed toward the
swale as shown by contour. The z percent slope on the ditch
is all that can be obtained due to flat existing slope. It
is not an ideal situation but will not create a problem since
any water remaining in the swale after rainfall will quickly
percolate into the soil.
3. The swale is directed along the existing broad swale
at the 744 contour shown on the plans.

General
1. The existing 50' entrance to U.S. Rte. 11 is non -conforming to
current standards. However, since the addition of warehouse space
of 20,000 sf does not increase the number of personnel, and the
entrance is existing, I offer no further request at this time.
Any future additions should only be considered with upgrading the
entrance.
Drainage & Grading
q1. The site plan indicates grading away from the building to
a low positive drainage. The swale centerline should be directed
towards the swale created by contour. It should be noted that
this grading is very flat and that ponding will most likely
occur. The swale is only at 1/2 percent. This is usually
recommended only in concrete channels.
2. Eventhough the requirements for a storm water management
facility were not addressed, the proposed development may not
increase run-off significantly to create adverse impacts.

General
/1. The existing 50' entrance to U.S. Rte. 11 is non -conforming to
current standards. However, since the addition of warehouse space
of 20,000 sf does not increase the number of personnel, and the
entrance is existing, I offer no further request at this time.
Any future additions should only bo•considered with upgrading the
entrance.
Drainage & Grading
((U(1. The site plan indicates grading away from the building to
low positive drainage. The swale centerline should be directed
towards the swale created by contour. It should be noted that
this grading is very flat and that ponding will most likely
occur. The swale is only at 1/2 percent. This is usually
.recommended only in concrete channels.
•-/ Eventhough the requirements for a storm water management
facility were not addressed, the proposed development may not
increase run-off significantly to create adverse impacts.
3. The "745" contour is pulled northwards to provide a ditch

to discharge water?

Response to Engineering Review Comments
DRAINAGE & GRADING
1. The swale centerline as shown is directed toward the
swale as shown by contour. The I percent slope on the ditch
is all that can be obtained due to flat existing slope. It
is not an ideal situation but will not create a problem since
any water remaining in the swale after rainfall will quickly
percolate into the soil.
3. The swale is directed along the existing broad swale
at the 744 contour shown on the plans.

of the City of Winchester.
