As requested we have reviewed the above referenced site plans dated
August 18, 1989. My recommendations may be found on the attached plans marked
in red and as follows.
1. The entrance is to be shifted to the west so not to encroach in front of
the adjoining property as noted.
2. The double 30" concrete pipe is to be extended to the ends of the entrance
radii.
3. The asphalt offset is to be increased from 10' to 12'.
Please revise and resubmit four (4) copies for final approval. Should any
changes be deemed necessary, please design them to meet or exceed the above
recommendations.

This is to acknowledge receipt of your revised plans dated August 14, 1989 to
the above referenced location. The plans appear satisfactory and are
approved. Please advise the developer and contractor accordingly.
I offer the following comments:
- A preconstruction conference held by the engineer and/or developer with the
attendance of the contractor, various County agencies and VDOT shall be
conducted prior to initiation of work.
- Materials used and method of construction shall apply to current observed
VDOT Road and Bridge Specifications applicable during construction of this
development.
- Our review and comments are general in nature; should conditions in the
field exit such that additional measures are warranted, such measures shall
be completed to the satisfaction of the Department prior to inclusion into
the Secondary System.
- Attached is a copy of the minimum requirements and data for subdivision
streets prior to acceptance into the Secondary System. This is the
responsibility of the developer.
- All drainage is to be carried within the right-of-way in ditch lines along
the street to a pipe or drainage easement.
- The contractor shall notify VDOT when work is to begin or cease for any
undetermined length of time. VDOT will also require 48 hours notice for
inspections.
- A land use permit shall be obtained before any work is performed on the
State's right-of-way.
- Any entrances constructed from the referenced street(s) shall meet VDOT
minimum standards prior to this street being eligible for acceptance into
the State's Secondary Road System.

- I would suggest all utility or storm sewer crossings within the right-of-way

COMMENTS
Storm Drainage
A drainage and access easement is recommend for the storm
water detention basin.
Erosion Control
A temporary sedimentation control structure should be placed
above the inlet to the two 30" storm drains. This structure will
contain sediment prior to establishment of vegetation on the
slope along the ingress side of the entrance road. Silt fencing
is needed along the property line on the eastern property line.
Landscaping
Article 14-4-2.4 calls for, "a minimum of 25% of the area of
any lot shall contain a combination of landscaped areas or
woodlands, as defined". This requirement should be addressed
prior to approval of final plans.
