This letter is to confirm the Frederick County Planning Commission's action at
their meeting of August 5, 1987:
Approval of Site Plan #034-87 of HFG Partnership for warehouses to be located on
Musket Drive in the Battlefield Partnership Subdivision in the Back Creek
Magisterial District.
Your site plan has been given final approval. All conditions of the approval set
by the Planning Commission must be met. Before any excavation or land
disturbance is undertaken, a land disturbing permit must be obtained and before
construction, a building permit must be obtained.
If you have any questions regarding your site plan, please do not hesitate to
call this office.

1. Provide for the adequate control of erosion and sedimentation by
temporary and permanent control practices and measures which will
be implemented during all phases of clearing, grading, and
construction, all conformity with the Virginia Erosion and
Sediment Control Law, Title 21, Chapter 1, Article 6.1 of the
Code of Virginia and local code laws.

1.247 acres, Zoned B-3 (Industrial Transition)
LOCATION: On Musket Drive, off Route 11, approximately 4,200 feet from the
intersection of Routes 11 and 37.
MAGISTERIAL DISTRICT: Back Creek
ADJACENT LAND USE AND ZONING: Airfreight property is zoned M-1 (Light
Industrial), Baker Electric and Rice Tire are zoned B-3 (Industrial Transition)
District.
PROPOSED USE AND IMPROVEMENTS: Warehouses, access, and parking.
REVIEW EVALUATIONS:
Department of Transportation - The proposal appears to be within our minimum
requirements. A permit must be applied for and approved before doing any
work on the State's right-of-way.
Sanitation Authority - Site plan meets requirements of County fire
regulations with respect to hydrant locations.
Stephens City Fire Company, - Shall comply with Chapter 10 of the Frederick
County Code as a minimum. Additional -fire protection may be needed dependent
on the material to be stored in this warehouse.
Planning and Zoning - No objection. The proposed warehouse is a permitted
use in the B-3 (Industrial Transition) Zoning District. The plan meets all
applicable site plan and zoning requirements.
STAFF RECOMMENDATIONS: Approval.
