Your site plan has been given final approval. All conditions of the approval set by the Planning Commission must be met. Before any excavation or land disturbance is undertaken, a land disturbing permit must be obtained and before construction, a building permit must be obtained. MAGISTERIAL DISTRICT: Back Creek ADJACENT LAND USE AND ZONING: Airfreight property is zoned M-1 (Light Industrial), Baker Electric and Rice Tire are zoned B-3 (Industrial Transition) District. PROPOSED USE AND IMPROVEMENTS: Warehouses, access, and parking. REVIEW EVALUATIONS: Department of Transportation - The proposal appears to be within our minimum requirements. A permit must be applied for and approved before doing any work on the State's right-of-way. Sanitation Authority - Site plan meets requirements of County fire regulations with respect to hydrant locations. Stephens City Fire Company, - Shall comply with Chapter 10 of the Frederick County Code as a minimum. Additional -fire protection may be needed dependent on the material to be stored in this warehouse. Planning and Zoning - No objection. The proposed warehouse is a permitted use in the B-3 (Industrial Transition) Zoning District. The plan meets all applicable site plan and zoning requirements. STAFF RECOMMENDATIONS: Approval.
