MAGISTERIAL DISTRICT: Gainesboro ADJACENT LAND USE AND ZONING: Bus garage and commercial garage zoned M-2 (Industrial General) and vacant and residential land zoned A-2 (Agricultural General) PROPOSED USE AND IMPROVEMENTS: Automobile sales area and sales office building, 10 bay service building, impound yard area, covered fence storage area, access, parking, screening, and site improvements. REVIEW EVALUATIONS: Department of Transportation - This location appears satisfactory, however, we feel the minimum entrance for this type development should be 50'. We note they are proposing a 15' culvert pipe, however, they do not show how they plan to relieve the water. When these plans are revised, please resubmit including the method of relieving the water from the right-of-way. Health Department - Based on a maximum of 30 office employees and no warehouse employees, the Health Department has no objection to the proposal. The existing kennel on this property is to be removed. Round Hill Fire Company - No objection. Planning and Zoning - No objection. The proposed auto sales and service use is permitted in the B-3 zone. All zoning, parking, screening, and site planning standards have been met. All inoperable vehicles waiting for repair or service shall be located within the impound area or fully screened from adjacent properties as outlined in the B-3 zoning regulations. This property is located between Route 522 North and Route 679 at Albin in the Gainesboro Magisterial District. Before your site plan is given final approval, all Virginia Department of Transportation requirements must be shown. All conditions of the approval set by the Planning Commission must be met. Before any excavation or land disturbance is undertaken, a land disturbing permit must be obtained and before construction, a building permit must be obtained.
