Dear Chuck:
We nave reviewed the slWxutted roar: plans for the proposed development of the
Hiatt Run Estates and offer the following comments:
1. The typical road section should incorporate roadside ditches to channel
surface runoff within either the right-of-way or permanent drainage
easements to either a legal water course or permanent drainage easement.
2. The depth of the typical ditch section is indicated in red on your
return set of plans and should graduate from 1' to 2�' in depth
oetween lots No. 16 and 22.
3. Extend the 20' drainage eas"rent through lot No. 22 along the natural
swale to the Route 672 right-of-way.
4. It will be necessary to provide additional right-of-way or permanent
easement along Route 663 south of Route 672 to incorporate the modified
roadside ditch. To provide sufficient cover for the cross pipe (culvert
"C") under Route 672, the contractor should either raise existing
grade along Route 672 or provide a series of arch pipe equivalent to
the capacity of the required pipe culvert.
5. Pipe culverts designated A, B, and C should be increased to a Tunival
diameter of 30", 21', and 36 respectively.
6. Roadside ditches should incorporate Soil Stabilization Mats Standard
EC--3, Type A as designated in red on the return set of plans.
At your earliest opportunity, please revise and return three sets of the proposed
subdivision plan for our review and approval. Should you have any questions
regarding the aforementioned ccxraIents, please do not hesitate to contact this

Subject: Plan Review of Hiatt's Run Estates Subdivision
Frederick Co.
We have reviewed the above subdivision plans and offer the following
comments and recommendations:
A 20' drainage easement should be obtained from lot No. 22 along the
natural drainage swale to the Route 672 right of way and possibly on to Hiatt
Run, if that part of the drainage outfall cannot be defined as a legal water
course.
Pipe size changes and ditch lining recommendations are marked on the plans
in red.
Possible additional drainage easement may be needed for the ditch
improvement along Route 663 from culvert "C" to Hiatt Run, depending on the
existing right of way width.
We are returning two (2) sets of marked points.
If you have any questions or feel that it is necessary to review the
subdivision in the field, please advise.

This letter is to confirm the Frederick County Planning Commission's action at
their meeting of February 17, 1988:
Approval of Site Plan #059-87 of Hiatt Run Estates Road, zoned A-2, 127.795
acres, for a VDOT road right-of-way, with improvements and easements as required
to serve large residential lots (5 acres or more). This property is located on
the north side of Route 672, between Routes 661 (Welltown Pike) and 739 (Apple
Pie Ridge Road), in the Stonewall Magisterial District.
If you have any questions regarding your site plan, please do not hesitate to

Planning and Zoning - No objection. The proposal is to construct a Virginia
Department of Transportation maintained road to serve 5-acre lots. All VDOT
comments must be incorporated in the construction plans, as noted.
STAFF RECOMMENDATIONS: Approval.
