REVIEW EVALUATIONS:
Dept. of Transportation - No negative comments on preliminary plan. A
detailed site plan showing entrance and drainage facilities will be required.
This section of road is not currently in the state system. All entrance
features and drainage must be in state conformity prior to accepting this
road section into the state secondary system.
Sanitation Authority - Drawing shows water and sewer connections existing.
Drawing shows no additional lines for construction.
Clearbrook Fire Company - Must follow fire codes.
Inspections Department - Must comply with VUSBC.
Planning and Zoning - No objections. It is the staff's understanding that
this plan is only for the foundation work and some site improvements. All
applicable site plan and zoning standards appear to be met. However, prior
to final site plan approval [for the structure], the following needs to be
added: 1) Detail as per VDOT; 2) All sewer/water and fire hydrant detail as
per FCSA; 3) All site planning detail for parking, drainage, etc. as per
zoning.

RE: Site Plan Amendment #056-87 Of Bruce Noland/Stonewall Industrial Park.
This documentation is to clear up any discrepancy that may arise from the
different dates of the amended site plan #056-89 to add an additional
warehouse space on Lot 14 in Stonewall Industrial Park. Please note that
the original building permit was signed by Albert Bray Cockerill on 3/14/89;
however, the amended site plan was not approved at that time. There were
certain concerns with fire protection that should have been addressed
prior to the issuance of any permit, yet that was not the case. I have
completed a final site inspection of this project along with Mr. Paul Stinnett
(the acting Fire Marshall for Frederick County), and have determined that
another fire hydrant on Lot 13 is accessible for this site, and that 3 and 4
hour fire walls have been constructed in this facility in place of the
sprinkler system. This situation was brought to the attention of the acting
Zoning Administrator (wayne Miller) who then signed off on the amended site
plan #056-89 on this date.
