Home My WebLink About049-87 Winchester Woodworking, Inc. - Shawnee District - Backfile.I". w1NcvL'�Tv 000bLatrz�_ NL. ��R GcrJ 5P IT' 00-S1 INDUSTRIAL ACCESS FUNDS RESOLUTION by the FREDERICK COUNTY TRANSPORTATION COMMITTEE to the Frederick County Board of Supervisors and the Virginia Department of Transportation WHEREAS, the Transportation Committee for the County of Frederick, Virginia wishes to improve access to the Winchester Woodworking, Inc. site, zoned and planned for industrial uses; and, WHEREAS, said planned facility is operating and is located in the County of Frederick, Virginia; and, NOW, THEREFORE, BE IT RESOLVED, that the Transportation Committee does hereby recommend to the Board of Supervisors of the County of Frederick, Virginia that they support industrial access funding from the Virginia Department of Transportation to extend the planned industrial access (from Route 728 to the Glaize Truss Manufacturing site) to the rear of the Winchester Woodworking, Inc. site for improved freight traffic access. BE IT FURTHER RESOLVED, That the Transportation Committee recommends that the Frederick County Board of Supervisors guarantee the right-of-way for the proposed improvement for industrial access funds. Zoned M-1 (Light Industrial) 10.813 Acres LOCATION: West side of VA Route 728 (Victory Lane), approximately 600 feet south of Route 50 East MAGISTERIAL DISTRICT: Shawnee ADJACENT LAND USE AND ZONING: Industrial and vacant land uses and M-1 (Light Industrial) zoning PROPOSED USE AND IMPROVEMENTS: Woodworking, manufacturing facilities, including offices, showroom, warehouses, and manufacturing buildings with parking and access. REVIEW EVALUATIONS: VA Dept. of Transportation - No objection to the site plan. An entrance permit will be required prior to working on the State's right-of-way. Sanitation Authority - 1) Our proposed Route 50 Service area project will supply water and sanitary sewer service to this installation; 2) Our proposed sewer line might conflict with two of the desired building locations (see drawing). There is a possibility of changing the line location. Health Department - No objection. The existing drainfield is on the N.W. corner of property. Greenwood Fire Company - No objection. Make sure fire hydrants are provided for when sewer and water is provided to this site. A minimum of 4 fire hydrants will be needed --one at the entrance of Victory Lane, one beside the 'entrance from Gravel Road, one near dock area, and one in rear near center of buildings/ If a sprinkler system is installed, which should be to protect a fire load of this size, then additional hydrants will be required 50 feet from sprinkler support hookup on outside of building. A fire lane will be needed around all buildings to allow access of fire apparatus for ladder operation on roof. Inspections - This site plan request shall comply with Use Group F-1, Section 305, of the BOCA Basic National Building Code 1984. Additional requirements at time of plans review. Planning and Zoning - No objection. The proposed manufacturing use is permitted in the M-1 (Industrial District). All zoning, parking, and site planning standards have been met. The storm water detention area in the northeastern corner of the property needs to be labeled. All customer and employee parking and access will be a primed and double -sealed surface. The applicant will have to meet all fire code requirements when water service is extended to the site.
