MAGISTERIAL DISTRICT: Opequon
ADJACENT LAND USE AND ZONING: Commercial land use and zoning.
PROPOSED USE AND IMPROVEMENTS: Restaurant use, access, and required parking area.
REVIEW EVALUATIONS:
Dept. of Transportation - The proposed site plan has been reviewed and
returned to the developer for revisions. When the revisions are made, a
commercial entrance permit can be applied for.
Sanitation Authority - Site Plan is acceptable. Easement will have to be
revised for water line.
Stephens City Fire Company - Shall comply with Chapter 10 of Frederick County
Code as a minimum.
Building Department - Must meet all applicable VUSBC requirements for this
use, Use Group A, Section 302, BOCA Code.
Planning and Zoning - The VDOT has made minor changes to the entrance which
have been noted and corrected for the staff. All site planning and parking
standards have been met.
STAFF RECOMMENDATIONS: Approval, with revisions required by the VDOT.

Dear Mr. Maddox:
We have reviewed your revised site plans dated September 29, 1987 to the above
referenced. It appears all previous noted changes have been made with the exception
of the egress and ingress entrance widths.
As stated in your letter dated September. 30, -1987, we are in agreement with your
proposed 30' Widths at these locations providing adequate signing is utilized.
Attached is a portion of the site plan for signing additions and entrance widths
highlighted in orange.
Provisions should be incorporated into permit' assembly requiring the developer to
adjust the entrances should problems develop in the future due to the 30' width.
After the aforementioned corrections have been made on the site plans, a commercial
entrance permit can be applied for.

1. Provide for the adequate control of erosion and sedimentation by
temporary and permanent control practices and measures which will
be implemented during all phases of clearing, grading, and
construction, all conformity with the Virginia Erosion and
Sediment Control Law, Title 21, Chapter 1, Article 6.1 of the
Code of Virginia and local code laws.
