Box 3294 Winchester, Virginia 22601 Dear Mr. Robinson: This letter is to confirm the Frederick County Planning Commission's action at their meeting of December 2, 1987: Approval of Site Plan #040-87 of John Robinson, Inc., zoned M-1, 6.3 acres, for a warehouse, with the addition of a fire hydrant. This property is located on Route 11 North, at the intersection of Routes 37 and 11, in the Stonewall Magisterial District. Box 601 - Winchester, Virginia - 22601 y SITE PLAN #040-87 John Robinson, Inc. 6.3 Acres, Zoned M-1 (Industrial Limited) LOCATION: Route 11 North of Winchester, at the intersection of Routes 37 and 11 MAGISTERIAL DISTRICT: Stonewall ADJACENT LAND USE AND ZONING: Residential, industrial, and commercial land uses; and M-1 (Industrial Limited) Zoning. PROPOSED USE AND IMPROVEMENTS: Warehouse REVIEW EVALUATIONS: Department of Transportation - The proposed entrances do not connect to an existing state maintained road. Sanitation Authority - County sewer is available within 250 feet of site. City water is available on U.S. Route 11. Site plan does not meet County regulations with regards to fire protection from the available public water supply. Health Department - No objection. Limit to three full time employees. Clearbrook Fire Company - No objection. Planning and Zoning - A fire hydrant must be provided on the site. All planning, zoning, site planning, and parking standards have been met. No objection. The staff has discussed all fire code and hydrant requirements with the applicant. The applicant has agreed to place a hydrant on the site. Final location of the hydrant will be determined after a "field" review of the site by the staff, Sanitation Authority, and fire company.
