Please contact Mr. Walt Cunningham, Assistant Fire Chief of Greenwood Fire Company, to discuss fire hydrant location needs at your site. Also, please contact Mr. Kenneth Coffelt to.confirm building location requirements as per Virginia Statewide Building Code requirements. PROPOSED USE AND IMPROVEMENTS: Removal of an existing retail sales building to be replaced by a 36' X 56' retail sales building; gas pumps to be relocated; and required parking. REVIEW EVALUATIONS: Department of Transportation - No further comments as there are existing commercial entrances at this location. City of Winchester - Based on site plan, addition will utilize existing water and sewer service, no new connection required. Fire hydrant to be installed by and at expense of owner, under supervision and direction of City Utilities Department. Installation of fire hydrant and materials for fire hydrant must meet City specifications. Greenwood Fire Company - The hydrant at the rear of this property is close enough to meet requirements, however, the accessibility of it is very poor. We request that this hydrant be moved to the front near the entrance from Route 50. Other than relocating the hydrant, everything else should be ok. Planning and Zoning - No objection. The proposed addition for retail sales is a permitted use in the B-2 (Business General) District. The plan meets all applicable site plan, zoning, and fire code requirements. The staff would suggest that the applicant meet with the Greenwood Fire Company to discuss the fire hydrant relocation request. STAFF RECOMMENDATIONS.
