A commercial entrance permit would have to be applied for and constructed to our minimum requirements, a copy of which I am enclosing for your information and your ready reference. Kent Street Winchester, Virginia 22601 RE: Premier Place Dear Ed, r j'Ok As you requested, we have completed an analysis of the channel downstream of the Premier Place Subdivision. This study is done primarily to support the Travel Agency Site Plan, but also addresses development on the rear half of the Glaze Homes Subdivision which drains to the south. Two items were checked. The first was the channel adequacy. The second, the capacity of the VDOT storm water management basin. A section through the downstream channel was cut just below the Glaize Homes area of influence. I've attached a sketch of the area showing the section and drainage areas. Approximately 10 acres of generally vacant land drains to this point, 2.9 acres of this is the Glaize Home Development. In pre development a c value of 0.3 was assigned. For the post development a c factor of 0.45 was assigned to the Glaize Homes area. This reflects the residential nature of the development. Since the discharge is to a natural channel, the State requires an analysis of the two year storm be completed. Anpre development flow to section A of 14.2 cfs was calculated. An n value of 0.035 was used. The increase in depth and velocity are predictably small. The important finding is the post development flow of 2.64 fps. A grass lined channel is capable of carrying this flow without erosion. It is our opinion, therefore, that the existing channel is adequate to carry the post development flows from the Glaize Homes Development. The channel calculations and section plot are attached. Premier Place 8 Nov.1996 A review of the VDOT calculations for sizing of the stormwater management facility along Route 522 indicates that a c factor of .37 was used for the 29 acres draining to the pond. As the weighted c factor for the 10 acres to Section A is .34 acres, it appears that the pond is sufficiently sized to carry the Glaize Homes post development runoff. These, along with those marked on the enclosed site plan, need to be addressed during the final revision of this site plan: 1) Please ensure that the date and signature on the Professional Engineer Seal are legible on the final site plan copies. 2) Please provide more detail on the location map, in particular, along the 522 south corridor. 3) Please show the magisterial district on the site plan. 4) Please show the correct property identification number for the property being developed. Also, please verify the exact location and property identification numbers of all adjoining parcels. The property line between the two parcels owned by the Calvary Church of the Brethren should be shown as this is also the zoning district boundary. 5) Please revise the parking landscaping calculationsto reflect the additional tree added to fulfil the interior landscaping requirement.
