3/4 acre, Zoned B-3 (Industrial Transition)
LOCATION: East side of Route 11 South, Parcel 5 of the Battlefield Partnership
Industrial Development.
MAGISTERIAL DISTRICT: Back Creek
ADJACENT LAND USE AND ZONING: Vacant, commercial, and industrial land uses; and
M-1 (Industrial Limited) and B-2 (Business General) zoning.
PROPOSED USE AND IMPROVEMENTS: 1,255 square foot office building with an
accessory garage, parking, and site improvements.
REVIEW EVALUATIONS:
Dept. of Transportation - The plan appears to be within our minimum
requirements. A permit must be applied for and approved before doing any
work on the State's right-of-way. The taper on the southmost entrance must
slope three times the setback which would be 30' in lieu of the 12' as
shown.
Sanitation Authority - Fire hydrant is greater than 300 feet from all parts
of the building. The Master Plan provides for water service along Route 11
and not from the back of the property.
Stephens City Fire Company - Shall comply with Chapter 10 of Frederick County
Code as a minimum. Existing hydrant is not readily accessible to this
structure. Suggest hydrant be located as indicated on the drawings which
will provide greater fire protection for this facility. Anything less than
this is not recommended from a fire and safety standpoint.
Building Department - Must comply with VUSBC.
Planning and Zoning - No objection. The proposed use is an allowed use in
the B-2 (Business General) Zoning District. The plan meets all applicable
site plan and zoning requirements. A fire hydrant must be placed on this
site as per Sanitation Authority and fire company comment.
STAFF RECOMMENDATIONS: Approval, with the fire hydrant located as per the
Stephens City Fire Company's request.

This letter is to confirm the Frederick County Planning Commission's action iat
their meeting of July 16, 1987:
Approval of Site Plan #022-87 of State Farm Claim Office to construct a 1,255
square foot office building with an accessory garage, parking, and site
improvements located on the east side of Route 11 South, Parcel 5 of the
Battlefield Partnership Industrial Development, in the Back Creek Magisterial
District.
Before the staff can approve this plan, a complete storm water plan needs to be
submitted for approval.
If you have any questions regarding your site plan, please do not hesitate to
call this office.
