Wright Tire Company Zoned B-3 (Industrial Transition) LOCATION: East side of Route 11 South; Battlefield Subdivision MAGISTERIAL DISTRICT: Back Creek ADJACENT LAND USE AND ZONING: Vacant and Industrial Land Use and B-3 and M-1 Industrial Zoning. PROPOSED USE AND IMPROVEMENTS: Tire wholesale business and required site improvements. REVIEW EVALUATIONS: Highway Department - The proposed entrance appears to be within the minimum requirements and would be satisfactory when the street is added to the secondary system. Sanitation Authority - Central water and sewer is available to the site. Stephens City Fire Company - In addition to complying with Chapter 10 of the Frederick County Code, we suggest the following: 1) Hydrant located at the northeast corner of the parking lot should be relocated to the northwest curbing of entrance to the complex. 2) Add one hydrant approximately 50'-100' from the northeast corner of the building. 3) Sprinkle the building and add a hydrant according to Chapter 10. 4) Install fire/smoke detection system and have it monitored at Fire Headquarters. Also, have sprinkler system monitored at Fire Headquarters. 5) If there will be outside storage, additional fire requirements may have to be met for a safe and efficient operation. Planning and Zoning - No objections. The staff would suggest that the owner/applicant meet with the Stephens City Fire Company officials to discuss Fire and Emergency requirements of Chapter 10 that are recommended above. This property is located on the east side of Route 11 South in the Battlefield Subdivision, Back Creek Magisterial District. Before any excavation or land disturbance is undertaken, a land disturbance permit must be obtained and before construction, a building permit must be obtained. Please contact this office if your site plan changes, after your meeting with the Stephens City Fire Company.
