PROPOSED USE AND IMPROVEMENTS: a sporting goods store REVIEW EVALUATIONS: Highway Department - The proposed appears to be within our minimum requirements. There is an existing commercial entrance at this location. Sanitation Authority - Property served by the City of Winchester City of Winchester - A City water and sewer service connection can be provided in accord with City policy and subject to Frederick County approval. The following are required: 1) Existing easements to be shown for water and sewer mains; 2) Note to be revised as indicated; 3) application and connection fee required Greenwood Fire Company - A fire hydrant should be near the entrance from Route 522. This hydrant should have sufficient water supply to protect this building. Everything else looks ok. Inspections Department - Proposed addition to be built in compliance with all applicable building codes. Planning and Zoning - The proposed plan meets all applicable zoning and site plan requirements. Parking requirements for the entire Delco Plaza site have been re -calculated and meet all applicable standards. This is part of the Delco Plaza property. Plans have been revised to reflect parking and fire requirements. (20' Deep) = 163 spaces @ 9' Wide TOTAL . . . . . . . . . 924 spaces This does not incude the parking within the site to be used by "Outdoor Adventures." According to the lease records of the Developer, there is 154,337 square feet of Gross Leasible Area (excluding the Theatres, Bonanza, and the proposed "Outdoor Adventures"). This would require 772 spaces (using one per 200 square feet as required in 1973), Bonanza has an "on site" deficit of 46 spaces and the Theatres require 120 spaces based on seating. Therefore, the total number of spaces required is 938. The developer has agreed to pave an additional 130 feet by 20 feet strip adjacent to F & M Bank (area designated as "Future Building" on site plan) to obtain the required amount of parking.
