SITE PLAN # 012-87 McDonnel Douglas Truck Service 3.485 Acres, Zoned M-1 (Industrial Limited) LOCATION: Stonewall Industrial Park, east side of McGhee Road. MAGISTERIAL DISTRICT: Stonewall ADJACENT LAND USE AND ZONING: Vacant and Industrial Land Use and M-1 (Industrial Limited) Zoning. PROPOSED USE AND IMPROVEMENTS: Truck services, maintenance, and repair facilities REVIEW EVALUATIONS: Highway Department - The proposed entrances are entirely too narrow for a trucking business and should be a minimum of 50' entrances. We would require concrete curbing be back a minimum from the edge of pavement of 10'. In the entrance way on the state's right-of-way, we would require a minimum 12" of stone, 3 1/2" of B-3, and 2" of S-5 plant mix in lieu of what is being proposed. As you know, this street is not in the Secondary System, but this is what we would be looking for prior to adding to the Secondary System. When the plans have been revised, please resubmit for our review. Sanitation Authority - Developer of industrial park has sewer and water facilities under construction to serve proposed site plan. Capacity for sewer and water service is currently available. Site plan meets the Authority design criteria. Clearbrook Fire Company - Site plan approved. Inspections Department - Building to be designed and constructed in accordance with VUSBC and applicable referenced standards for the intended use. Planning and Zoning - No objection. There is a roof over the station to prevent storm water from being introduced into our system. 2. There is a catch basin at the end of the drainage channel that is in the concrete floor. 3.
