Dear Mr. Adams:
This letter is to confirm the action taken by the Frederick County Planning
Commission on February 18, 1987.
Approval of Site Plan #006-87 of Adams Office Development to be located on the
south side of Bufflick Road (Route 645) in the Shawnee Magisterial District.
Before any construction, a building permit must be obtained.
If you have any questions regarding this matter, please do not hesitate to call
this office.

Adams Office Development
5 Acres, Zoned M-1 (Light Industrial)
LOCATION: South side of Bufflick Road (Route 645).
MAGISTERIAL DISTRICT: Shawnee
ADJACENT LAND USE AND ZONING: Winchester Airport, residential and vacant land
use; A-2 (Agricultural General) and M-1 (Light Industrial) Zoning.
PROPOSED USE AND IMPROVEMENTS: office development
REVIEW EVALUATIONS:
VA Dept. of Highways & Transportation - The proposal is not within our
minimum commercial entrance standards and will have to be designed and
constructed in accordance with VDH&T minimum commercial entrance
requirements.
Sanitation Authority - Water and sewer facilities to serve the area of the
proposed development are under design. Service is proposed to be available
in 1988.
Health Department - No objection; present septic system has malfunctioned in
the past and office use would require less water than residential use.
Facility to be connected to central sewer when available.
Inspections Department - The proposed structures to be built in accord with
the Virginia Uniform Statewide Building Code.
Greenwood Fire Company - Fire Codes should apply when water is provided to
this site.
Planning and Zoning - A 5,000 square foot minimum is required for the office -
type use. The proposed 5,000 square foot facility is permitted. All
applicable site planning and zoning standards have been met.
STAFF RECOMMENDATION: Approval, with the understanding that all Fire Codes will
be met when water is provided to this site.
