Dear Mr. Baker:
This letter is to confirm the action taken by the Frederick County Planning
Commission on November 5, 1986.
Approval of Site Plan #031-86 of Baker Electric for an electrical contracting
company. This property is located on Route 11 South in the Back Creel-,
Magisterial District.
Before any excavation or land disturbance is undertaken, a land disturbance
permit must be obtained and before construction, a building permit must be
obtained. Additionally, all storm water detention and Virginia Department of
Highways and Transportation requirements must be submitted to this office for
approval.
If you have any questions regarding this matter, please do not hesitate to call
this office.

MAGISTERIAL DISTRICT: Back Creek
ADJACENT LAND USE AND ZONING: B-3 (Industrial Transition) and M-1 (Industrial
Limited) Zoning and Business and Industrial Land Use.
PROPOSED USE AND IMPROVEMENTS: Electrical Contractor Company
REVIEW EVALUATIONS:
Highway Department - The proposed entrance is not in accordance with our
minimum commercial entrance standards as what would be accepted, if and when
proposed street is added to the Secondary System.
Sanitation Authority - Central water and sewer is available to the site.
Stephens City Fire Company - In addition to complying with Chapter 10 of the
Frederick County Code, we suggest the following:
1) Hydrant located to rear of complex is an excellent second hydrant; but an
additional hydrant should be installed at the entrance to the complex,
becoming the primary hydrant. (Hydrant in rear is not sufficient.)
2) Install fire/smoke detection system and have it monitored at Fire
Headquarters.
Planning and Zoning - No objections. All applicable parking and dimensional
requirements have been met. VDH&T entrance requirements must be met as noted
on the site plan. An on -site storm water detention facility will be
provided for this site.
STAFF RECOMMENDATIONS: Approval. All VDH&T entrance standards must be met.
