(see attached survey) MAGISTERIAL DISTRICT: Stonewall ADJACENT LAND USE AND ZONING: Commercial, residential, and open space land use and industrial and residential zoning. PROPOSED USE AND IMPROVEMENTS: Cabinet sales office and storage REVIEW EVALUATIONS: Highway Department - No objection to rezoning; however, before any development is started, a commercial entrance permit must be applied for and approved. Health Department - No objections. Sanitation Department - No objection to city provision of water and sewer. Planning and Zoning - The location of this property adjacent to residentially zoned land to the west of Baker Lane and just . north of retail -commercial property in the City of Winchester to the south would make this particular property more suitable for retail -commercial development than industrial development. It is very unlikely that an industrial concern would be interested in locating on this particular property with the residentially zoned land so nearby. Access for retail - commercial development of Baker Lane would be adequate and the retail use of this property would be more in keeping with the development patterns to the west of Baker Lane and to the south. The rezoning of this property to B-2 would not have an adverse impact on marketability of the industrial land to the north and therefore, this rezoning would be consistent with sound planning practice.
