LOCATION: State Road 657, Senseny Road, about one mile east of
Winchester, near the intersection of Senseny Road and Williamson
Drive.
MAGISTERIAL DISTRICT: Shawnee
ADJACENT LAND USE AND ZONING: Residential, commercial, and
institutional land use and commercial zoning.
PROPOSED USE AND IMPROVEMENTS: Multi -family dwellings; nine six -unit
buildings
REVIEW EVALUATIONS:
Virginia Dept. of Highways and Transportation - No objections to
rezoning, however, a permit will be required for the proposed
entrance with a. minimum of 8" crushed stone, Type 21-A. Prime
and double -seal the entrance way with 20' radius on each side.
City of Winchester - Water and sewer service is available to both
parcels.
Inspections Department - Multi -family dwellings and any other
buildings proposed for this site must conform with the Uniform
Statewide Building Code.
Greenwood Fire Company No objection from fire protection
aspect. We have a good hydrant system in this area.
Planning and Zoning - No objection; any residential development
must meet the requirements of the Residential Performance Zoning
District.

cutor of the Estate of E. L. Peters, deceased, party of the first

Inc., a Virginia corporation, party of the second part, herein
after called Grantee, Shenandoah Valley National Bank of
Winchester, Virginia, party of the third part and Benjamin M.
Butler, Trustee, party of the fourth part.
WITNESSETH: That for and in consideration of the sun
of Ten Dollars ($10.00) cash in hand paid, and other good and
valuable considerations, the receipt of all of which is hereb�

acknowledged, the Grantor does hereby grant, bargain, sell an

convey unto the Grantee, in fee simple, with Special Warranty ofl

All that certain parcel of land containing 5.943
acres, more or less, and being situate on the
north side of Senseny Road, in Shawnee Magisterial
District, Frederick County, Virginia, bounded,by
the land of the Trustees of Christ Episcopal Church
of Frederick Parrish on the West, by other land of
the Estate on the North, Parcel B and Williamson Road
on the East and Senseny Road on the South and
designated as Parcel A on the attached plat of
H. Bruce Edens, Certified Land Surve'yor for Greenway I
Engineering and Surveying Co., Inc., which survey
description of Parcel A is attached hereto and made
a part hereof.
This is a part of the real estate of which E. L. Peterq
died seised and possessed, and which Estate Joseph A. Massie, Jr.
qualified as Executor before the Clerk of the Circuit Court o
Frederick County, Virginia on April 19, 1982, and which will i:t
of record in said Clerk's Office in Will Book 81, Page 643. Thi.
is a part of a larger tract or parcel of land conveyed to E. L..
Peters and Ruth E. Peters, his wife, as tenants by the entiret}!
with the common law right of survivorship by deed from Sophia G.I

Trenary and husband, by deed dated June 2, 1962, and of record i

E. Peters having died on the first day of August, 1976 and the)

A. Massie, Jr having duly qualified as Executor of said Estate.
The Shenandoah Valley National Bank of Winchester,)
Virginia, joins in the execution of this deed and deed of release)
for the purpose of releasing the aforesaid real estate from the
lien of that certain deed of trust dated May 19, 1983, and of
record in the Clerk's Office of the Circuit Court of Frederick
County Virginia in Deed Book 559, Page 677, said deed of trust
however, remaining in full force and effect on the remaining real
estate described in said deed of trust.
Benjamin M. Butler joins in the execution of this deed
at the request of the Shenandoah Valley National Bank of
Winchester for the purpose of releasing the aforesaid lien on the
herein described real estate which is this day being conveyed to
the Grantees herein.
