MAGISTERIAL DISTRICT: Shawnee ADJACENT LAND USE AND ZONING: Commercial, institutional, residen- tial, and agricultural land use and residential and agricultural zoning. PROPOSED USE AND IMPROVEMENTS: Residential and commercial development. REVIEW EVALUATIONS: Virginia Dept. of Highways & Transportation - A permit must be secured from the VDH&T before any work is performed on State right-of-way. Sanitation Authoritv - No comment. Department of Inspections - No objection to the rezoning. Any future buildings shall comply with the Virginia Uniform Statewide Building Code. Greenwood Fire Company - No comment. Planning and Zoning - The applicant is proposing a residential development on approximately 31.6 acres (Parcels A and B on attached plat) with a small commercial area on the remaining 2.382 acres (Parcel C). In order to accomplish the plan, it is necessary to rezone a portion of the property that is currently zoned B-1 (Business, Limited) to RP (Residential Performance). The remaining B-1 land is proposed to be rezoned to the more flexible B-2 category. While the Commission felt that B-1 was a more suitable category for this site when they rezoned it in 1980, the greatly reduced acreage in this proposal will effectively limit the size of commercial development. Smaller B-2 uses should be fully compatible with the surrounding residential uses. The proposal to rezone from B-1 to RP would also be compatible with the development patterns in the area. This past year we have been experiencing a greater number of overflows than usual. These occur during wet weather because of an increase hydraulic load- ing due to infiltration and inflow. However, the reason we are experiencing these overflows is the Abrams Creek Pump Station located at the intersection of Greenwood and Valley Mill Roads has one of the two pumps out -of -service which has reduced the capacity of that station. Once we are able to place both pumps in operation, we expect the number of overflows to be significantly reduced. Currently, there are two proposals for development on Sensney Road. Only the proposed development at the corner of Senseny and Greenwood will contribute flow to the Abrams Creek Pump Station.
