LOCATION: Baker Lane
MAGISTERIAL DISTRICT: Stonewall
ADJACENT LAND USE AND ZONING: M-1 (Industrial Limited) and RP (Residential
Performance) Zoning and Vacant and Residential Land Use.
PROPOSED USE AND IMPROVEMENTS: Truck Terminal and accessory uses.
REVIEW EVALUATIONS:
Inspections Department - Proposed building to be built in accordance with the
current edition of the Virginia Uniform Statewide Building Code.
Highway Department - No objection.
Greenwood Fire Company - We should have a fire hydrant along Baker Lane near
the entrance to the terminal. This should give us enough water supply to
reach any part of this project. According to the National Fire Code,
Pamphlet 24, Section 4-2-1, "There shall be sufficient hydrants to
concentrate the required fire flow about any important building, with no hose
line exceeding 500 feet in length." One hydrant near the entrance should
satisfy this need.
Sanitation Department - Easements, if any, should be shown on the site plan.
Planning and Zoning - No objections.
STAFF RECOMMENDATIONS: Approval, with amendments to satisfy fire company
comments.

The site plan is vague and incomplete. We question if the proposed entrance is

turning movement for tractor trailers. '''O,n the northmost,` entrance
way, it
is substandard and
will not
meet
our minimum commercial
entrance
standard.
Further,
we would require
a landing
long
enough to accommodate
a tractor
trailer
rig if this entrance is to be used for egress and ingress due to --the steep grade.
Further, with the steep grade of our existing roadway, we are concerned with the
proposed connection whenever there would be inclimate weather conditions.

Dear Keith:
We are forwarding, under seperate cover, two prints of our revised drawing on
the above for your review and critique. You will note we have included en -
enlarged details of both entrances and have marked the required turning radii
and path for tractor -trailer rigs.
The Owners intend that the North most entrance shall be"ENTRY ONLY" and signed
accordingly. Originally, they were not going to build this entrance but de-
cided it could prove advantageous at some undertermined, future time.
As you can readily see, it took some unusual geometry to make a workable scheme,
but we are confident it will work satisfactorily as shown and as a one-way exit
only.
It is certainly probable most traffic to and from the site will currently use
the Route 11 access through Stine Industrial Park. The intersection of Baker
Lane and Berryville Avenue is now near -impossible for any vehicle, but certain-
ly for tractor -trailers.
The on -site grade prevents providing a level stand before entering Baker Lane.
At the North exit, we rite recommending using a paved valley gutter in lieu of
conduit. We could probably accomplish the same on the South entrance -exit.
Please let us hear your -view.
We returned our asphaltic treatment to the innermost CG-6 terminus. The
balance would be stone. The 87, grade along Baker Lane and corresponding
grade across the lot makes for a less than ideal situation. However, we
feel our solution is workable.
