Mr. Jim Brown of Harkin's Associates, Inc. advised us that you made
certain comments regarding our plan, that needed our addressing.
re: Adjoining drahage channel.
Approximately 180 acres are draining via the drainage way, including our
site.Based on a 100 year storm, we find that the floodplain will not flow
over 4.9fps and at less than 1' depth. (Based on topo available for Ridge-
field Subdivision.) These conditions are neither hazardous nor destructive.
Runoff from our site represents 2.90 of the flow in the flood plain which
can be considered insignificant.
re: Curb and gutter

Locations of curb and gutter are denoted on theAby " C.&G. " designation.
To clarify, we have also denoted the curb and gutter by 3 lines instead
of single heavy line.Curb and gutter is specified for the downhill side
of all paved areas.Wheel stops are specified for all parking spaces facing
uphill.
re: Entrance off the road.
Our entrances have been modified to be per " VDH Standard Entrance Design."
Section and Plan of the entrances has been addedito the site details.
re: Playground Area
We have proposed a new grading scheme for the playground area that will
have a cross slope of approximately 5 %
Enclosed we herewith submit our hydraulic evaluation and 2 copies of
the revised site plan. We trust these revisions will meet your approval.

I am herewith returning the site plan for the above development with
camnents as follows:
1. All the drainage appears to shed away from the road. There-
fore, we are not concerned with the drainage within the develop -
went.
�2. The two (2) comnercial entrances appear satisfactory with the
exception the curb radius onto the street should be a miniimm
8 ft. from the edge of the pavement as noted on the plans.

The said land lies just south of Route 277 in Opequon District, Frederick
County, Virginia and is bounded as follows:
Beginning at an iron pin in the east boundary line of Stickley Drive
