Approval of Site Plan #030-84 of Fertig Cabinet Company, located at the east side of Baker Lane adjacent to the City limits, for construction of a 10,200 square foot building for offices, sales, and storage of cabinets, with required parking,in the Stonewall Magisterial District. Box 601 Winchester, Vireinia 22601 0 0 30-x `f-,� SITE PLAN # 030-84 Fertig Cabinet Company Zoned B-2 (Commercial General) LOCATION: East side of Baker Lane, adjacent to the City limits MAGISTERIAL DISTRICT: Stonewall ADJACENT LAND USE AND ZONING: Commercial and open space land use and industrial and residential zoning. PROPOSED USE AND IMPROVEMENTS: Construct a 10,200 square foot building for offices and sales and storage of cabinets, with required parking. REVIEW EVALUATIONS: Sanitation Department - If applicant desires sewer service from County, then water service must come from County. City of Winchester - A City water and sewer service is available to the subject site in accordance with City policy and as approved by the City's letter of 6/8/84. Advise the developer that an application for service must be made with the City's Utilities Department. See note on site plan reference sewer tap. Inspections Department - Proposed building to be in conformance with the Uniform Statewide Building Code. Highway Department - It is felt the existing curb and gutter should be extended from the City limits to the proposed entrance with a standard CG-9D entrance. We would want a minimum of 15' from the center of the road to the face of the curb and gutter when it is extended. This would mean it would have to be tapered from the existing curb and gutter to the proposed entranceway. Clearbrook Fire Company - No comment. Planning and Zoning - Satisfactory. If our understanding is correct, you proposed to subdivide a 200' wide parcel of J. P. Darlington's land between Baker Lane and Baker -Knight Street in Frederick County, adjacent to and north of the City line; your question of the City being: Is City water and sewer available to the tract? You are advised that City water and sewer is available and said connection would be in accordance with City policy providing: (1) The subdivision is approved by Frederick County into an approximate 5 acre lot. (2) The water and sewer connection is approved by Frederick County. (3) That no industrial waste is discharged and domestic wastewater discharge be limited to 400 gpd.
