Dear Mr. Miller:
This letter is to confirm the Frederick County Planning Commission's
action at their meeting of September 5, 1984:
Approval of Site Plan #022-84 for a used car lot located at Route 50—
Round Hill in the Back Creek Magisterial District with screening to
be placed on the east and west sides of the existing building to the
adjacent property line and along the property line to the existing
barn as indicated on the site plan. This site is only to be used for
the used car sales lot.

LOCATION: Route 50 West - Round Hill
MAGISTERIAL DISTRICT: Back Creek
ADJACENT LAND USE AND ZONING: Residential and commercial land use,
and commercial and agricultural zoning.
PROPOSED USE AND IMPROVEMENTS: Used Car Sales Lot
REVIEW EVALUATIONS:
Health Department - Health comments will be available at the meeting
of September 5, 1984.
Highway Department - The proposed location for this entrance
appears satisfactory. However, there are several revisions
that should be made. They are: The radius should be increased
to 25 ft. The curbing should be standard CG3 in lieu of the
CG2 as shown. Also,we feel the entrance should be increased to
a 40 ft. entrance in lieu of the 30 ft. as shown. From edge of
pavement to the right-of-way line we would require a minimum of
8 inches of crushed stone type 21A and a minimum of 2 inches of
S5 plant mix.
Round Hill Fire Company - No comment.
Inspections Department - If existing building on site plan is
to be used for proposed business, it must be brought into
compliance with Virginia Uniform Statewide Building Code for
intended use.
Planning and Zoning - This plan does not show screening between
the commercial operation and the adjacent property to the
south. The ordinance does not require this screening, but does
give the Commission the power to require screening for outside
storage of parts, equipment, or vehicles waiting to be
repaired. The Commission should address this issue.
STAFF RECOMMENDATIONS: Approval, with anv additional screening that
the Commission may require.
